For me, would be Half-Life, I had to make a trade for a entire portal 2 script which can no longer be found, for it. Its from January of 1998, and its unplayable. The beta of course, has never been leaked, the person who sent me this got it from some garage sale.
Thinking on it, I'd love to get my hands on some early MGS builds from times where they were experimenting with the system, as well as the speculated Saturn build. That would be awesome, unrealistic but awesome.

I would have to say the Splitscreen build of Resident Evil: Outbreak. Because it did exist at one point, but technical issues kept it from being in the final build(or so they say, or was that it was found in the code? I can't remember which) Lets add: Snake Plitssken PS2 (unreleased) FF7 (don't ever recall there being a beta released for that) Any beta for the Tecmo Deception series. Resident Evil 1.5 (been following this one for years) Mutant League Football/Hockey (be nice to see if anything was cut) The unreleased Mutant League game(was it basketball?)
